Fire Doors in NYC

A key part of the NYC door standards is making sure apartment doors and public hallway doors are self-closing, as required by the Housing Maintenance Code (HMC §27-2041.1). In the event of a fire, these doors automatically close and latch to help prevent the spread of fire and smoke. Property owners and tenants share responsibility for ensuring these self-closing mechanisms work properly — and they should never block these doors.

In addition to fire safety, NYC building codes also outline specific requirements for doors serving as a means of egress — a safe path people use to exit a building during an emergency. Means of egress doors must be easy to recognize and remain free from obstructions. NYC door standards require a clear opening width of at least 32 inches, measured with the door open at 90 degrees.

Bedroom door code requirements mandate that bedrooms have at least two means of egress that open easily from the inside with minimal effort and no tools or keys.

Whether you are installing apartment doors, hallway doors, or bedroom doors, it is essential that hardware like latches, locks and hinges are up to code and are installed at the proper height — typically between 34 and 48 inches from the floor.

Fire-rated doors in NYC must have labels showing their fire protection rating, which can range from 45 minutes to over three hours, depending on the application. You need two fire doors for every floor with an occupant capacity of 500 or fewer. Materials used in fire doors must be listed in the NFPA 80 and Chapter 715.4 of the New York City Construction Codes. In some situations, you can use NFPA 257 or UL 9 tested fire-protection glazing.

Fire doors also use self-closing or automatic-closing features, along with active latch bolts, to secure them when closed. However, the door locks should be temperature-sensitive and disable themselves once a specific temperature is reached.
